How do i calculate my EPF end balance when i retire?

MY ASPIRATION:
You are 35 years old and earning RM 3000 a month in basic salary. You want to know how much will your EPF account balance be when you retire at the age of 55 years old.

DATA GATHERED:
Employee's portion of deduction to EPF: 11%
Employer's portion: 13%
Current total EPF account balance: RM 155000
Salary growth: 5.0%

ASSUMPTION:
Assumed the EPF dividend rate is flat untill age 55 and the rate is: 5.50%
Assume no withdrawal is made from any account in EPF until age 55.
Assume there is no bonus received until age 55.

CALCULATION:
Stage 1:   Calculate how much will your current EPF balance (RM155000) will be at age 55.
PV: 155000, N: 20 years, G: 5.5%, using TMV method the FV will be RM 452252.41

Stage 2:   Now, given that the salary growth is 5%, and the total deduction into EPF is 24% from annual
               salary, therefore:
24% x (3000 x 12 month) = RM 8640 per annum (and this is growing at 5% rate per annum)

Just how much will this amount be at age 55? We must find its present value first!!
               Using TMV method, PMT= - 8640, n= 20 years, i= Adjusted rate. PV=??

The adjusted rate is (r-g)/(1+g), which is : 0.4762%
Therefore, the PV is : RM 165236.61     (BEGIN MODE)

Stage 3:  We now find the value RM 165236.61 is at age of 55. Again, using the TVM method, where
the growth is now 5.50%, n is 20 years and PV is 165236.61, the final value is RM 482120.35.
Because it is in BEGIN MODE, the value is divided by 1.055 which is now RM 456986.12!

So, sum up the amount we calculated in Stage 1 and 3, you get RM 909238.53!!!
THIS IS THE BALANCE YOU WILL SEE IN YOUR EPF ACCOUNT AT AGE 55!!
